Cumming Project Manager in Los Angeles, California

In this role, you will be a member our rapidly growing program and project management team. The PM team's standard is to 'manage each project like we own it.' We are unique in that we supplement our program and project management services with in-house cost management and project scheduling, in a fully integrated package. Our Project Manager role will be based in the Los Angeles, CA area and will support tenant improvement and construction projects of publicly owned buildings. We are seeking an experienced Project Manager with progressive experience in managing building projects through planning, design, jurisdictional approvals, construction, and close-out.

  • Coordinates review of the design and manages our client’s interest in the construction, and post-construction of tenant improvement and capital projects.

  • Negotiates, administers, and controls contracts and agreements related to the project.

  • Identifies potential problem areas in advance, takes corrective action, advises others of required actions.

  • Develops and monitors the detailed project budget and updates total project cost estimates.

  • Develops, manages, and updates project schedules.

  • Conducts construction progress reviews; coordinates changes in scope of work with proper authority; authorizes payments to landlord within contract limits.

  • Negotiates Change Orders with the Landlord/contractor and drafts Change Orders for approval by the Landlord/contractor and the clients representative.

  • Assist with change management.

  • Project close out documentation.

  • Traveling: Work will require travel to jobsite/s within Los Angeles County.

  • A bachelor’s degree in architecture, engineering, or construction management

  • A minimum of 5 years of project management and concurrent field construction experience.

  • Field experience and knowledge of working with various building systems such as furniture installations, low-voltage installations, and HVAC.

  • Experience, knowledge and understanding of the public sector contracting requirements/limitations regarding procurement of outside services/products is highly desirable.

  • Experience using software such as Expedition (CM13), Primavera P6, CADD, and MS Office.

  • Effective oral and written communication skills.

  • Detail oriented with effective organization and coordination skills.

  • Work experience in project planning and development.

  • Ability to independently manage all aspects of a project.

  • Ability to develop and control project scope.

  • Ability to develop and maintain project budgets.

  • Ability to develop and review project schedules.

  • Skill in reviewing and coordinating the preparation of construction documents.

  • Ability to effectively facilitate project team and client meetings.

  • Ability to effectively negotiate and prepare change orders.

  • Ability to effectively monitor and coordinate construction activities with the various project stakeholders.

  • Ability to adapt and respond effectively to project issues and challenges.

  • Ability to set and manage project expectations.

  • Ability to write and compose reports; monitor multiple contracts and projects.

  • Preparing budgets, schedules, and scope of work.

  • Ability to lead, and be part of, a large project team.


  • Licensed professional in California, and/or Certified Construction Manager (CCM) desirable.

  • Environmental hazardous abatement experience.

  • Experience managing tenant improvements and building projects valued at $2 Million or greater.

  • Evidence of satisfactory past performance, knowledge of codes, standards, and construction/engineering processes.

  • LEED AP Certification desirable.
